General Home Repair
Major Home Repair in Sacramento
Ranges reflect typical Sacramento-area projects at this tier, not a quote — final pricing is confirmed with a free in-home assessment.
This tier is for damage that's stopped being a single-room problem — flooring that's failing across multiple rooms, a leak that's been running long enough to compromise subfloor or framing, or damage that shows up in more than one place at once (a stained ceiling below a bad floor, warped flooring on both sides of a wall). It's the kind of situation where the visible damage is usually smaller than what's actually going on underneath.
If you're staring at more than one room, or the problem has been going on for a while before anyone caught it, this is the honest tier to start the conversation in. We'd rather set real expectations upfront than have you budget for a moderate repair and get surprised halfway through.
What's Included
A major repair starts with a thorough on-site assessment across every affected area, not just the room you called about — because water and structural damage rarely stay where they started. We check subfloor condition, moisture extent, and whether framing has been affected before we scope the repair, so the plan we give you reflects the actual job, not just what's visible.
This tier covers work like full subfloor replacement, flooring repair or replacement spanning multiple rooms, structural or framing repair from prolonged water exposure, and coordinated repair across affected floors, walls, and ceilings from the same source of damage. It's the tier where a repair starts to resemble parts of a remodel, because fixing it right sometimes means rebuilding more than just the damaged spot.
Because the scope touches more of your home, we sequence the work in phases — demo and assessment, drying and structural repair, then rebuild and finish — and keep you updated at each phase rather than disappearing until it's done. If we find the damage is more contained than it first appeared once we open things up, we'll scale the plan and price back down accordingly.
- Subfloor replacement across a room or multiple rooms
- Multi-room flooring repair or replacement
- Structural and framing repair from prolonged water exposure
- Coordinated repair across affected floors, walls, and ceilings

What to Expect
Typical timeline: Typically 1-3 weeks depending on scope; assessment usually within 24-48 hours
We move quickly on the initial assessment — damage at this scale doesn't get better by waiting, and we treat these calls as priority. But we won't pretend the repair itself is fast: major repairs involving subfloor or structural work typically run from about a week to several weeks depending on how many areas are affected and how much needs to dry before we can rebuild.
If your situation involves an insurance claim, we can document damage with photos and a written assessment and coordinate our schedule around an adjuster visit, though we don't manage the claim itself. Expect this to be a multi-visit process: assessment, then demo, then a drying period if moisture is involved, then repair and finish. We'll give you a phase-by-phase timeline upfront rather than one vague completion date, and we'll flag it immediately if something we find changes that timeline.
Is This Tier Right for You?
This tier fits when damage spans more than one room, has reached subfloor or framing, or has been present long enough that you're not fully sure how far it's traveled. If you're describing your situation with "and also" — the floor and the ceiling below it, the kitchen and the room next to it — that's a major repair conversation.
It's worth knowing that a lot of situations that feel like Major Repair on the phone turn out to be Moderate Repair once we're actually on-site and can see the real extent. A big-looking stain doesn't always mean big structural damage, and we'll never scope a job larger than what we find — we'd rather under-promise on the phone and confirm the real number in person.
On the other end, if a Moderate Repair we're already working on reveals more extensive subfloor or structural damage once we open things up, we'll tell you immediately, explain what changed, and re-scope the price and timeline together before doing any additional work — never as a surprise on the final invoice.
